There is a lot that can be said about a good referral. Personally I think that business by way of referral is the only way to go. If my car is broken down I ask my friends who they take their car to. This gives me a good idea of whether or not I am dealing with a reputable professional.
This is true with just about anything that you can think of and especially in the Real Estate and Mortgage industries. I have heard enough horror stories to make sure that My clients always have a referral from with when they are looking to establish a relationship with a good Realtor.
I do not want to take any chances with my client's not getting the attention that they deserve. I have a network of around 20 Realtor's all in different regions, covering different service area's. When I come into contact with a buyer client whom is not working with a Realtor I make a recomendation.
I don't hand out 2 or 3 cards and recomend that they go through the list in hopes of finding a true professional! No, instead I make a strong recomendation. I do not want my client's to work with an inexperienced Realtor who may or may not get the job done adequately.
What I want is to refer my client's off to my brightest and best Realtor partner's so that they will get the high attention to detail that is essential to the smooth closing of a real estate transaction.
As a consumer I believe that you should be coming with a recomendation. I have seen many new Loan Officer's enter into this business without the proper training or even the foggiest idea of what they are doing! The best way for you to get a Mortgage Professional that knows this business working for you is to request a referral from a friend, colleague, Realtor or do your own research. Look people up on the web, find out what others are saying, and make an informed decision.
Whatever you do be very careful not to make a quick decision with regard to determining whom to work with. Get your referral's, do your research, and make an informed decision!
